Buy? Sell? Invest? The purchase or sale of a property involves complex decision-making processes - and life-cycle costs play an important role. But there is a lack of practicable approaches and tools for collecting and evaluating life-cycle costs. This is where Drees & Sommer FM & Building Management Expert Team can help - engineers analyze legacy data to develop a well-founded cost analysis. Clients decide how
detailed the analysis should be.
Exact knowledge of maintenance and renovation measures and a holistic view of the property form the basis for long-term economic building operation and secure returns. Only with information about life-cycle costs can investors carry out budget and liquidity planning with confidence. The risk of investment peaks is minimized and individual aspects of the operational strategy can be harmonized.
"What was previously only estimated can now be calculated in detail," says Peter Tzeschlock of Drees & Sommer FM & Building Management. Following years of operational experience and data collection, consultants can access a comprehensive internal database containing building and maintenance costs and their trends over time, thus allowing substantiated valuation of properties. Drees & Sommer has also developed appropriate software - a calculation tool that allows engineers to simulate the life cycle of a building and to forecast future maintenance scenarios for the investor.
Drees & Sommer offers three different models of life-cycle cost consulting: Depending on the type chosen by the investor, life-cycle costs are separated into building construction and building services equipment - right down to individual cost categories. These are then calculated, and - together with the client - an operational strategy is developed covering up to 25 years.
Whether a legacy property or new building, the analysis of life-cycle costs means added value, as only the early analysis of maintenance and modernization costs guarantees budget planning that covers all eventualities.
