A professional master plan allows investors to see at a very early stage who should invest what and what figures need to be entered into the business plan. Clients receive transparent data and decision documents from the very beginning, including milestones for the planned execution. A meaningful well-structured master plan also arouses investor interest because it shows the potential of an existing site and how it can be best exploited. To achieve this it must not only model a pertinent user mix, but also urban planning, the complete supply & disposal technology, and urban and transport infrastructure.
During the master planning for Schloss Beberbeck Resort, for example, Drees & Sommer generated a model with full-year utilization as a hotel and holiday resort with high occupancy rates.
The Schloss Beberbeck project is one of the largest resort developments in Europe. It calls for an extensive leisure center to be developed on the site of the former Schloss Beberbeck state stud farm. Drees & Sommer developed an appropriate master plan with an interdisciplinary team of architects and landscape architects, golf planners, lawyers, hotel and marketing specialists, infrastructure and environmental experts as the basis for operator and investor searches. It included the generation of a business plan from the investors' point of view. Only this on this basis was it possible to develop the available site into a marketable product of high value. A special challenge presented by Resort Beberbeck was that the area is part of a natural landscape with old buildings and virgin forest as well as large agricultural areas. Plans include hotels, several golf courses and leisure facilities for sports, riding and wellness, as well as a large number of holiday homes in villages, and apartments. A marketplace with a market hall forms the center of the resort. A Robinson Island and lakeside villas will also be incorporated into the special landscape around the domain. The overall investment volume for the leisure development is approx. EUR 400 million. The first guests are scheduled to arrive in 2011. Roland Koch, State Premier of Hessen, has already presented a land purchase contract between the State of Hessen and the holding company.
