Development management is essential to turn disused land into profitable industrial sites. A market-focused concept results in early planning certainty for the entire development process and forms the basis for a successful investor and operator search. For this approach demonstrates a site's true potential and how this potential can be fully exploited. During the development management of the industrial park at Prague Airport, for example, Drees & Sommer created high-end service areas, a hotel and additional complementary uses.
Czech investor AZA Trade commissioned Drees & Sommer with development management for the 16-hectare site at Prague Airport. As a first step, the project managers analyzed the location and conducted talks with representatives of Prague's urban development department. The experts developed profitable concepts for optimum use of site's potential and backed this up with a development of master plan. This provides for a four- or five-star hotel and high-quality office and service areas on the site. Conference areas, a car dealership and a Science Center round out the concept. The development will have a total gross floor area of 165,000 sqm.
Currently Drees & Sommer is helping AZA Trade secure building approval for the project. Since the beginning of 2007, Czech Republic legislation has required a Regulation Plan to be drawn up, a document comparable to a binding land-use plan. It contains the types and dimensions of buildings, transport infrastructure and landscaping, as well as regulations for use. This development at Prague Airport is the first project in Prague to be implemented in accordance with the new legislation. As a result, Drees & Sommer is the first development manager to support and coordinate a Regulation Plan of this type. The next step will be management of infrastructure provision and building construction. Here, one of Drees & Sommer's activities is the coordination of an architectural competition, of profitability analysis and of higher-level schedule management of the overall project. Construction is scheduled to start at the end of 2009.
