Centrum Galerie in Dresden awarded 'Excellent' BREEAM rating

As a BREEAM Licensed Assessor, Drees & Sommer undertook certification of the Centrum Galerie in Dresden and was also commissioned to undertake project management for the new building. In collaboration with the principal Multi Development Germany GmbH, the planning team and the contractors, a BREEAM rating of 'Excellent' was achieved within a year. This makes the Centrum Galerie the first building in Germany and the first commercial property outside the United Kingdom to be awarded this highest rating.

In order to achieve an BREEAM rating of 'Excellent', Drees & Sommer started by carrying out a Green Building Check to establish the status of planning and assess the various individual aspects against the targeted certification level. Workshops with the entire planning team were then organized in which concepts were adjusted as necessary to achieve certification. For example, the use of high-quality materials and optimized building services equipment reduced calculated energy demand by 40 percent.

The certification process
The actual certification process began in June 2008. The BREEAM Licensed Assessors examined the required documentation and undertook Green Building Management with the planners, contractors and certification authority. Certification documentation was submitted to the BREEAM certification office in London at the beginning of May. A certificate with the BREEAM rating 'Excellent' was presented to the Centrum Galerie in June 2009.

Opened on schedule
Drees & Sommer was also commissioned to undertake project management for the planning and execution of the # 290 million complex, including tenant management for anchor tenants.  The real estate professionals are ensuring smooth project execution to allow the center to open on schedule in autumn 2009.
