The topic of sustainable construction is becoming ever more important in the real estate sector, so the conclusion of a new market study for Drees & Sommer AG. 274 mostly German investors and developers took part with 94% of those surveyed seeing all-encompassing, interdisciplinary know-how for the most important competency a provider has to have for sustainable construction.

  • A 12% feedback quota is the first indication of the significant importance of this topic.
  • 88% of those surveyed considered sustainable construction to be a significant topic for the future.
  • 71% of those surveyed assumed that only sustainable building will be profitably marketable in the future. This shows that the economic advantage is the most important source of motivation for investments in green buildings.

Economic factors are the main argument for sustainable building
The economic advantages lie above all in lower operational costs and, depending on the use, in improved staff performance due to greater workplace comfort. Users, owners and tenants benefit directly from these advantages. These are important arguments for investors, developers and project developers alike, and higher sales prices or rents on the market can be achieved for green buildings than those usual for conventional structures.

Great readiness to invest exists
The readiness to invest in green building projects is great. As a result, 65% of all investors, developers and project developers said they wanted to invest in sustainable buildings in the coming years. The intention to enhance their entire portfolio in terms of sustainable aspects was around 18% in this group.

A holistic offering is decisive
Those surveyed named architects, TGA planning offices and project management offices as the first places they would turn to for green building services. A comprehensive and interdisciplinary offering was at the top on the wish list of those surveyed: Comprehensive, interdisciplinary know-how in sustainable building was the most important competency for 94% of those surveyed, and a service provider must have it. The results display great agreement with the range of services offered by Drees & Sommer. By combining a variety of specialist disciplines, the company is in a good position to offer a complete package throughout the entire life of the building.

The market study on the subject of green building was carried out for Drees & Sommer AG by Dirk Weisser as part of his master thesis to obtain his Masters of Business Administration in International Marketing. Professorial supervisor for the work was Dr. Michael Bauer, Managing Director of the Drees Sommer Advanced Building Technologies GmbH. A total of 274 companies from the real estate sector took part in the survey. Of those, 42 were in the category of developers and project developers, 123 in the category of users, owners and tenants, 26 in the category of investors, 76 in the category "miscellaneous" and seven gave no information on their activities.
