Tight schedule met: Handover of "Technical City Hall" in Leipzig

The first of three office complexes in Leipzig has been remodeled and refurbished in under four months. The total project involves some 45,000 square meters gross floor area. As project manager, Drees & Sommer coordinated work and ensured on-schedule completion. The new tenant - the City of Leipzig - was able to start moving into offices at the beginning of November. In all, ten city departments will be accommodated in the buildings.

One of the challenges for the Leipzig project managers was coordinating the schedule, as the former Allianz building was to be quickly remodeled to accommodate the city's technical departments. Given the tight schedule, project organization and due consideration of all factors and constraints were particularly important. The project managers had the task of ensuring that all participants worked hand in hand, coordinating site logistics, monitoring costs, and also undertaking project management roles on behalf of the principal, 'iii-Investments'. In short, the project managers acted as the principal's agent on site, ensuring smooth execution.

Individual contract award brings greater certainty
The basis for adhering to the tight schedule was laid back in June of this year with the selection of the tendering process and parallel workflows. To avoid downtime, contracts were awarded by trade and lot. In this way, responsibility fell on several shoulders, ensuring quality. The first phase was handed over on schedule at the beginning of November 2009, and the first city council employees have already moved into their offices.

The City of Leipzig sees the relocation of the city's technical departments as ensuring modern working conditions for staff. Furthermore, the consolidation of various departments at the Prager Straße location will improve customer service. The City of Leipzig has signed a long-term lease agreement with iii-Investments.
