First Lindner Hotel opened in Vienna

The four-star hotel opened at the end of August. Drees & Sommer supported the revitalization project with a full-service package.

Located directly next to the European Patent Office, the 219-room luxury hotel overlooks Schloss Belvedere (Belvedere Palace). In order to meet esthetic and economic requirements, the office building - which was built in 1974 - was completely remodeled. The building is owned by the open property fund grundbesitz-global, which is managed by RREEF Investment GmbH (formerly DB Real Estate Investment GmbH). In February 2005, RREEF commissioned Drees & Sommer to provide a full-service package. This included planning review, project and tenant management, as well as coordination of construction and building site controlling. In order to turn the property into a luxury hotel, the building had to be completely gutted and rebuilt. The entire facade was removed and renovated. During construction work, access to the neighboring European Patent Office had to be ensured at all times, as pedestrians, cars and trucks could only access the underground garage and the patent office building via the building site. Interfaces for power supply, technical services and disposal also had to be taken into account. It was also necessary to ensure that neighbors and adjacent infrastructure were not adversely affected by construction work. "The Drees & Sommer experts' experience with revitalization projects and hotel developments contributed to every phase of the project," said Lutz Westermann, Director of RREEF, of the cooperation.
Following a one-year planning phase, construction started in February 2006. The hotel will welcome its first discerning guests in a few days.
