As the client’s representative, we undertake construction management for complex new and remodeling projects. We provide all services – from invitation to tender and contract award, site supervision, project controlling and construction logistics to acceptance and defect-free handover. We use innovative tools and agile methods to enable flexible management of the construction site. For example, we use LCM® for goal-oriented coordination of planning processes and precise synchronization of the construction process right down to the smallest detail and to the day.

 

How we work in construction management – our services

Tender process and contract award

As a Drees & Sommer expert team, we ensure the efficiency of the tender and contract award processes. First, we examine the content of plans for savings potential and scope for technical optimization. We analyze and prepare tender documents, review and evaluate tenders, and participate in the contract award process. The preparation of BIM tender documents using 5D models is now common practice. 

 

Site supervision (Construction/BSE)

Site supervision or construction management involves the execution of planning for cost groups 300 to 500. We draw up a schedule, keep a construction diary and photograph the progress of construction using databases and digital processes. We coordinate cooperation between the contractors, inspect and approve work, prevent defects and supervise the elimination of any that occur. In this way, we ensure the cost-efficient completion of work on schedule and to high quality standards. Digital invoice verification, final cost statements and cost control are also covered in this service phase. We organize approval by the appropriate authorities and hand over the finished project to the customer.

 

Invoicing and controlling

Digital project controlling is undertaken by an inter-site expert team for project invoicing, cost control and project evaluation. Project controlling covers project management consulting and support services, as well as site supervision. We also ensure structured project execution through reports, measurements, invoices and various other means.

 

Cost management

We draw up costings as part of our cost management. These form the basis for finance considerations and budget specifications, for cost control and cost management measures, for planning, contract award and execution decisions, as well as for proof of costs incurred. The cost calculation determines the budget available for the project. As the project progresses, we track variations and budget reallocations. After project completion, we carry out a KPI analysis.

 

Lean Site Management (LSM)

Using the Lean Management approach in our work and cooperation enables us to reduce waste and create added value. To this end, our colleagues are trained in LCM and the use of LCM Digital software at the LCM Expert Center.

 

Construction logistics

Structured construction logistics plays a key role in optimizing the construction process. Construction sites with a complex infrastructure – for example, those located in inner cities or a in tourist environment – place extreme demands on logistics. This makes it imperative to include construction logistics at an early stage of planning. Only then can all necessary construction logistics measures be planned and implemented as construction progresses. This is a prerequisite for a smooth construction process, in which cost and schedule goals are achieved.
