Progress in Construction of Hafenpark Quarter in Frankfurt am Main, Germany

Frankfurt, Germany, February 11, 2021. The Hafenpark Quarter project on the southern section of the construction site in Frankfurt is entering the next phase, now that the contracts for fit-out and technical building services are about to be awarded. Work can start on technical installations such as heating, ventilation and plumbing as well as the interior finishing. For the around 288 condominiums and a conference hotel that will be realized as part of the sub-project, this means: now on the home stretch. Planning and consulting company Drees & Sommer SE is supervising the subproject by providing technical-commercial consulting services, controlling, construction physics and green building certification, among other services.

A central location, a view of the River Main and close to the European Central Bank: Hafenpark Quarter is being developed into a dynamic and attractive urban district in Frankfurt’s East End. The project, which consists of six major subprojects, is being realized by the Hamburg-based B&L Group. In the southern section of the Hafenpark Quarter, the project developer is building two residential towers with 145 units, nine additional buildings with 143 high-quality condominium units, and a business hotel with 505 rooms. The building complex is now at an advanced phase of structural work, which will be completed in a few months. This means that the technical equipment such as heating, ventilation, plumbing and air conditioning can now be installed and fitted, step-by-step.

‘During this phase, it is particularly important to keep an eye on the interfaces between all the trades and all parties involved, and to communicate this to the companies carrying out the work. So our job is to recognize these concerns, taking into account the wishes of our client and the quality required, and to ensure that we have a building that functions from the very beginning,’ said Franz Knemeyer, senior consultant and responsible project manager at Drees & Sommer.

Diverse Mix of Living, Working and Recreation

The striking twin towers rising from the ground on Mayfarthstrasse directly opposite Hafenpark will have dwellings to meet a wide range of requirements: from two-story townhouses to apartments and penthouses. A spacious green area between the two buildings, combined with close proximity to the River Main, also contribute to a high quality of life and user experience for residents. The conference hotel also benefits from the central location: a short distance to the city center, close to the ECB and excellent transport links will ensure high occupancy.

The lessee of the hotel property is the Swedish company Scandic Hotels Group AB. The building complex was designed by Hamburg-based Hadi Teherani Architects and architects from AS+P Albert Speer und Partner.

The B&L Group commissioned Drees & Sommer to provide technical-commercial consulting services and to supervise the tendering and contract award procedure. The Stuttgart-based planning and consulting firm is also advising the client on digital services for these buildings and is providing services relating to construction physics and green building certification. The goal is to have the hotel building certified to Gold standard of the German Sustainable Building Council (DGNB). Drees & Sommer is also advising on construction projects in the northern and eastern section of the Hafenpark Quarter.

‘The Hafenpark Quarter is a new, vibrant urban district in Frankfurt, with a balanced mix of living, working and recreation. Having recently realized and successfully sold the Max & Sophie residential complex as the first component in the new Hafenpark Quarter, we are already looking forward to completion of the condominiums and the Scandic hotel,’ explained Thorsten Testorp, Managing Partner at B&L Group. The hotel is expected to welcome its first overnight guests at the end of next year, while the apartments will be completely ready for occupancy in 2023.
