Housing association HOWOGE Wohnungsbaugesellschaft mbH has awarded the contract for the construction of Q218, a 64-meter high-rise residential building with more than 390 apartments for letting in the Berlin district of Lichtenberg, to construction group PORR. This is the first contract awarded by HOWOGE in an innovation partnership, and sets new standards in many respects. Not only is Q218 currently the highest new build by a municipal housing association, with 50 percent subsidized housing, but the speed of the contract award is also remarkable for a public tender process: the contract was awarded just five weeks after the final jury deadline.
PORR’s design provides for the construction of a 22-story detached apartment block with a building footprint of 29 x 52 meters on the 4,600 square meter plot. The building is subdivided into a three-story lower area, a 15-floor middle zone and a four-story upper zone. It will create around 22,000 square meters of residential space, of which around 2,000 square meters will be special residential space for assisted living, student housing or coworking spaces. More than three-quarters of the apartments will be one to two room apartments of between 35 and 54 square meters. The main challenges in terms of urban planning are the location, the layout and the topography of the plot, which is situated on the busy Frankfurter Allee directly at Lichtenberg urban train station and surrounded on three sides by heavy road and rail traffic.
Outline planning permission for the new construction project has been obtained from the district office. Construction could start as early as 2019, once the plans are finalized and full planning permission is granted. Drees & Sommer will be providing project control services and Building Information Modeling (BIM) management for the project.
