Since the autumn of 2014, owners TH Real Estate and Unibail-Rodamco-Westfield have invested around EUR 125 million into the refurbishment of the Gropius Passagen shopping center. Now it has been completed: on November 22, 2018, Berlin’s biggest shopping mall celebrates the successful conclusion of the third and final phase of its modernization project. By offering a high quality of experience and an attractive mix of top German and international brands, in addition to new, creative food concepts, the center is positioning itself as a sophisticated meeting place in the south of Berlin. Drees & Sommer provided a whole range of project and construction management services for the renovation of Gropius Passagen.
With around 150 shops covering 90,000 square meters, 2,000 jobs and approximately 10 million visitors per year, the Gropius Passagen shopping center is also one of the largest malls in Germany. The first two phases of the refurbishment have already seen the Fashion Mall extended and a new sales area with 30 tenants opened in the northern part of the center. With 2,000 parking spaces and high-frequency connection to public transport, Gropius Passagen is also optimally integrated into Berlin’s transport infrastructure.
Innovative Design and Creative Food Plaza
The overall aim of the final modernization phase of Gropius Passagen, apart from fulfilling its role as a provider of local shopping facilities, was to shift the focus of the center further towards the area of fashion and lifestyle. The main emphasis was on design, marketing and tenant mix.
With its innovative interior design, the shopping mall now has a casual, sophisticated atmosphere which invites visitors to spend even longer there. One of the highlights is the redesigned atrium, with its exciting lighting concept. In the Food Plaza on the second floor, which has likewise been completely modernized, visitors can also enjoy a delicately balanced mix, with several local food and beverage outlets, and national and international offers. Just in time for the opening, Gropius Passagen will premiere the new logo that accompanies the complete overhaul of the center’s brand identity.
During 2019 there will be further alterations to increase the attractiveness of Gropius Passagen as a shopping and experience destination. In addition to further store openings, the profile of Gropius Passagen as an entertainment and leisure destination will be raised by the modernization of the multiplex cinema. Drees & Sommer will also be providing support to the owners in the next phases.
