The Erlenmatt Galerie retail project - developed jointly by Multi Development Switzerland AG and Vivico Real Estate - will see a new shopping center in Erlenmatt in the north of Basel. Designed by the Basel-based architectural firm Miller & Maranta, the 27,000 square meter building will accommodate retail, food & beverage outlets as well as leisure facilities. The project includes a hotel with over 200 rooms and 520 parking spaces. "The shopping center will offer attractive retail outlets appropriate to the district, supplementing existing offerings in Basel", explains Jochen Dietmeier, Project Manager at Multi Development. Drees & Sommer is managing this major project which - as a result of its inner-city location - results primarily in logistical challenges. One of the measures undertaken by project managers to ensure punctual opening of the shopping complex in spring 2014 is to set deadlines for individual construction phases. Investment volume for the Erlenmatt Galerie totals some EUR 190 million.
Site development of the Erlenmatt area in the north of Basel has already been completed, and residential development of adjacent building site has already begun. Construction of the Erlenmatt Galerie is scheduled to start in mid-2011.
Located in the immediate vicinity of the Badischer Bahnhof (Baden station), the Erlenmatt Galerie will offer upscale facilities suited to a city with one of the highest pro capita incomes in Europe. The shopping center will also make a significant contribution to mixed use in the new urban district: shopping and leisure opportunities will ensure long-term vitalization of the area. "The Erlenmatt Galerie will be a central attraction in the tri-state region with its large, cross-border catchment area. The Center is designed to international standards and raises the bar with regard to sustainability", says Steffen Szeidl, Managing Director at Drees & Sommer Switzerland, of the benefits for the canton of Basel City.
As previously with other centers, Multi Development is setting standards: In addition to the Swiss "minergie" standard, the building will be certified in accordance with BREEAM (BRE Environmental Assessment Method) Green Building standard.
Smooth processes and quality assurance
The tasks undertaken by the project managers range from project organization, planning control and schedule management to quality assurance for the new building complex. They keep a sharp eye on costs and ensure that the budget is not exceeded. In addition to project control services, Drees & Sommer is also responsible for tenant management, facility management consulting, and BREEAM certification.
