Team Leader Construction & Real Estate

As Team Leader you have comprehensive knowledge regarding Project Management & Consultancy and an active network within the construction & real estate industry. In this role you develop the team. You are responsible for resource (people) management, project excellence, client satisfaction, proposal management and management of opportunities. Your ability to act as a multitasker will be fully utilized by the dynamics of combining your role as Team Leader with your involvement in projects as Senior Project Manager. For acquisition tasks you will collaborate closely with our sector leaders.

The Team Leader will focus on the following key responsibilities and report directly to the Head of Building Performance Business Line:

Strategic leadership

  • Together with the other Team Leaders and the Head of the BP Business Line you will work on the Strategic objectives of the BP Business Line and translate these into an annual plan with concrete goals to work on with your team;
  • Manage change within your team, ensuring engagement with new processes and procedures.

Financial controling

  • You are responsible for overseeing the project finances of the projects within your team and where needed you connect with the responsible Project Manager to make sure projects are realized within pre-agreed budget & quality;
  • Contribute to developing and achieving business plan, annual and/or budgeted targets in revenue, added value and operating profit for the BP Business Line;
  • Contribute to the overall profitability of the BP Business Line.

Projects & Proposals

  • Proactively manage and contribute to the preparation and review of proposals prepared by the BP;
  • Act as (Senior) Project Manager on projects;
  • Responsible for pro-actively monitoring a set of projects by frequent contact with the project manager to early identify project risks.

Clients & Markets

  • Responsible for client relations including maintaining or achieving client satisfaction;
  • Able and willing to enter into new business opportunities and supporting and collaborating with the sector leaders

People management

  • Manage staff resourcing including liaison with other Team leaders and Business Lines to ensure capacity is available and/or utilized efficiently and effectively within the Drees & Sommer NL and beyond;
  • Responsible for team formation to fit market requirements, including recruitment, resource and succession planning;
  • Development of staff – Actively stay connected with your team members to facilitate their developments and supply feedback on a regular basis. Furthermore, ensure development reviews are completed, training planned and followed up, knowledge is shared, and staff are encouraged to reach their full potential;
  • Take responsibility for HR staff issues within the team, including annual reviews, performance management, and welfare of staff.
  • Be approachable and sensitive to team members’ needs;
  • Supportive & coaching leadership;
  • Good business sense, organizational skills and project management competencies;
  • Client centric and market focused;
  • Cultural (international) and organizational sensitivity;
  • Multidisciplinary team management.
  • Taking responsibility/commitment to management decisions.
  • Collaboration with the other Business Lines within Drees & Sommer NL and international.

Last but not least, the Team Leader brings:

  • At least 10 years of work experience in the industry and 2 years of proven Team Leader experience or comparable leadership positions.
  • Master degree in architecture, building engineering, project management or comparable
  • Excellent teamwork and communication skills (Dutch & English, German is a plus);
  • (International) project experience in various markets & clients;
  • Relevant contract experience applicable in the building industry (EPCM, FIDIC, UAV-GC);
  • Open & transparent mindset, no nonsense mentality.
