Located on Avenue Copernicus in Antwerp, the Copernicus – Pulse project represents a major redevelopment of several buildings on a strategically positioned site near Antwerp Central Station. The project involves the demolition and reconstruction of approximately 23,000 m² of office and residential spaces, transforming the site into a future‑ready, highly sustainable workplace.
Due to its dense urban context, complex technical networks and limited surrounding space, the project requires precise planning and coordination of all phases, including circular dismantling, asbestos removal and concrete recycling. Sustainability is embedded at the core of the development, with ambitious goals for water and energy performance, façade optimisation, and the integration of circular strategies. The project targets a Nearly Zero Energy Building (NZEB) level in line with regional PEB standards and the European EPBD directive.
The redevelopment also incorporates an extensive reuse strategy. Detailed inventories and material passports — prepared according to the Belgian GRO methodology — support the identification, evaluation and reintegration of existing components. Environmental performance is assessed across the full life cycle of the project through CRREM, LCA and EU Taxonomy analyses.
The Copernicus – Pulse project aims to achieve the highest environmental certifications, including BREEAM Excellent, DGNB Platinum, WELL and EDGE, making it a benchmark for sustainable urban redevelopment in Belgium.
