Delhaize

In Forest, Brussels, a new logistics center developed by Montea for Delhaize Belgium sets a new standard for sustainable urban logistics. Dedicated entirely to e-commerce, the site boosts Delhaize’s delivery capacity while minimizing environmental impact. 

Drees & Sommer supported the project with Cradle to Cradle® Real Estate Consulting, ensuring circularity and sustainability were integrated from the start. The building is fossil-free, powered by water/air heat pumps, and features rainwater reuse, smart skylights, and residual heat recovery. 

To optimize space and functionality, the parking deck was placed on top of the building, with solar panels installed above it—a smart, layered solution that maximizes surface use and energy generation. 

Materials from the demolition phase were reclaimed and reused, transforming a former industrial site into a high-performance logistics hub. The project shows how circular construction and smart design can drive innovation in logistics infrastructure.
