The Hive, a 38,000 m² office building owned by BNP Paribas Fortis, has been transformed into a model of circular renovation and energy efficiency. Located in central Brussels, the building includes 25,000 m² of underground space and 31,000 m² above ground. 

Drees & Sommer supported the renovation with targeted sustainability and Cradle to Cradle®, helping integrate circular principles into the design and construction process. 

The building offers: 

  • 23,500 m² of CAT A office space across seven levels
  • 500 m² fully fitted lobby on the ground floor
  • 8,000 m² of hybrid areas with daylight access, allowing flexible use by future tenants
  • 6,000 m² of supporting areas, including parking for 168 cars and 322 bicycles 

The Hive demonstrates how smart planning and circular construction can unlock the full potential of existing buildings—creating adaptable, energy-efficient spaces in dense urban environments.
