Although entering this wealth of data initially increases the effort involved in planning, it saves a lot of calculation later as the building virtually calculates itself at the push of a button: How does the building geometry change if more office space is added? What impact would a green facade have on energy requirements? And what is the difference in cost between tiles and vinyl flooring?
The BIM model allows such design options to be examined at a very early stage of planning. As all parties involved in construction work use the same model, all information is immediately available. So if, for example, the planner changes the building floor plan, the number of windows and doors is automatically adjusted, including all the components required for them. And any collisions are detected well before the actual construction process, where they would lead to expensive delays. BIM automatically identifies planning errors, thus ensuring maximum planning certainty.

BIM IN THE CONSTRUCTION INDUSTRY
Ideally, the BIM model supports a building over its entire service life – from the design and construction phase through the operational phase to deconstruction. If a facility manager takes over a building planned with BIM, they can use the model as a kind of operating system for building management. When maintenance, conversion or refurbishment work is undertaken, all operational data is recorded immediately, thereby facilitating communication between owners, operators and service providers. Using BIM, the building develops a kind of digital memory that records not only planning and construction data, but also all process data from ongoing operations. And at the end of the building’s life cycle, the model then enables precise scheduling of deconstruction planning:

For example, the system detects areas not currently occupied and that do not require heating or cooling, and switches off the systems in these areas accordingly.
