At the site of the old tobacco factory in Linz, the western part of the area, known as "Areal Neubau 3," is being redeveloped. On a gross floor area of approximately 46,000 m² above ground and 18,000 m² underground, multifunctional uses such as a hotel, offices, residential spaces, a school, a kindergarten, retail, and more are planned.
