Urban Living in a Green Oasis: 123 New Apartments for the Munich Metropolitan Area

Working in the city; living in the countryside. Modern urban planning is increasingly breaking away from this long-standing model. Taking its cue from the city of short distances, a modern residential and commercial complex is under construction in the Munich suburb of Haar. The AVES QUARTER will have everything residents need within a stone’s throw. Residential buildings and office complexes, shopping centers, restaurants and public transportation, as well as green spaces and social facilities. Headquartered in Haar, the family-run business KM-WOHNBAU Baubetreuung GmbH plans to complete construction works in the next months. Drees & Sommer SE is responsible for the management of the project. The company specializes in construction and real estate planning and consulting.

Even from afar, the new building complex in the AVES QUARTER attracts attention: The architect-designed façade of the residential tower, which is inspired by a soaring flock of birds, gives the AVES QUARTER a special landmark which also establishes the connection between the name of the quarter – aves, the Latin for bird – and the architecture. The AVES QUARTER offers 131 residential and commercial units. The large range of apartments on offer includes 1 to 5 room flats of a size of about 33 to 155 square meters. All buildings have elevators to enable barrier free access. In addition, there is retail space on the ground floor and a large office area on the first floor of the high-rise building. The horseshoe-shaped structure encloses a green courtyard which faces away from the busy Münchener Strasse, creating a tranquil environment.

Quality and Sustainability – Including for Rental Apartments

Andreas Fischer, project head at KM-WOHNBAU, commented: “Longevity, quality and sustainability are our guiding principles for ensuring long-term value preservation.” A special feature: “Sixty percent of our residential offering consists of rental properties, with 16 apartments based on the Haar model, which we will retain in our portfolio. This will help to ease the strain on the local residential market,” Andreas Fischer continued. All the apartments have high-quality genuine wood parquet floors, underfloor heating and triple-glazed windows to minimize energy consumption. Environmentally friendly heating is supplied by a groundwater pump, which uses the constant temperature of the groundwater to provide a reliable source of heat. This results in lower operating costs, reduces CO2 emissions and helps to conserve natural resources. For Drees & Sommer’s project manager Andreas Feil the project is a model to follow.

On-Site Temporary Construction Department: Cogs Meshing Together

Andreas Feil and his team are responsible for the management of the new quarter construction project: “To put it simply, we are a kind of on-site temporary construction department. We handle all project related organizational tasks and ensure the adherence to due dates and deadlines, as well as costs and quality standards. Collaborative work between all those involved – the client or developer, the planning company and the executing firms – is an important factor in the success of the project,” said Andreas Feil. This has worked very well in the AVES QUARTER development. When the first residents move in, they will benefit from a mixed neighborhood. Stores selling everyday essentials can be found in the immediate vicinity, as well as a medical center and childcare services. For Andreas Fischer, there is another reason why the location is attractive: “Munich’s city center can be reached by bus or train within 20 minutes. The airport and the fairgrounds are within easy reach as well. And the mountain recreation areas are on the doorstep.“
