The construction of "Kö-Bogen" opened up the historically unique opportunity for the city of Düsseldorf to restore the city structure created in the 19th century: The connection of the Königsallee to the Hofgarten.

In 2011, E. Breuninger GmbH & Co. entered into a lease agreement with the project developer "die developer Projektentwicklung GmbH" (DDP) for the leasing of retail space in Kö-Bogen, which was under development at that point.

The building concept for the new construction project provided for a six-story building of two buildings with an unusual design and geometry. The buildings "Haus Königsallee" and "Haus Hofgarten" are connected through a central pier.

The "Haus Hofgarten" is used as a department store from the lower level to the 3rd floor. The areas on the 4th and 5th floor are intended for high-quality office use. The basement-levels two to four are dedicated to underground parking.

E. Breuninger GmbH has signed a lease agreement with the project developer for the lease of approx. 21,800 m² of rental space (approx. 16,000 m² of retail space) on the 1st floor through 3rd floor levels. In addition, E. Breuninger GmbH has signed a contract for the operation of the underground car park and has also made investments in this part.
