Using BIM2FM for efficient Facility Management

Building Information Modeling (BIM) is well established as an efficient tool for cost-effective, resource-conscious planning and construction. But can it help with building operation? That’s the phase in a building’s lifecycle that incurs the greatest costs – and during which the greatest volume of data is generated. This data can be used for continuous optimization of Facility Management (FM). But often the data available from BIM planning is not kept fully up to date.

Drees & Sommer experts have been using BIM during the planning and construction phases for many years. And now they are increasingly focusing on collecting data relevant for building operation. The goal is to ensure that the design of a building’s operation or leasing is optimal from day one.

 

Our experts use a model- and web-based database to achieve this. Called BIM2FM, this approach creates a digital twin that can be operated in parallel to the real building. The software intelligently networks and structures all the FM data generated during operation, resulting in a comprehensive solution for modern building management.

The model viewer’s visual user interface facilitates the visualization and linking of data – and the viewer allows 3D models to be displayed within the web browser. This enable users not only to view components, but also to evaluate, analyze and visualize them on the basis of the associated information.

The digital twin creates extensive added value for building management, cutting costs by making operating processes significantly more efficient: 

  • Location of hidden components using the model viewer or based on information stored in the model
