Buckower Felder, Berlin
A climate-friendly neighbourhood with affordable housing, innovative rainwater management and social infrastructure for a sustainable Berlin
The Buckower Felder in Berlin’s Neukölln district are among the capital’s largest state-owned housing developments. Covering an area of around 11 hectares, a forward-looking urban neighbourhood is being developed, comprising around 900 flats, commercial spaces, a nursery, a youth centre, a medical centre, two neighbourhood car parks and a landscaped park. The project is being implemented primarily by STADT UND LAND Wohnbauten-Gesellschaft mbH and supplemented by two not-for-profit housing cooperatives.
As part of the ‘Schwammstadt Berlin’ initiative, the neighbourhood focuses on innovative rainwater management. Further neighbourhood-wide climate adaptation measures, such as extensive and intensive green roofs, green façades and a highly efficient, carbon-neutral heating and energy concept, make a significant contribution to sustainable urban development.
Affordable housing is being created in the Buckower Felder for various sections of the population. Half of the flats are let under social housing schemes. Of this, 30 per cent of the living space is allocated to subsidised flats, whilst a further 20 per cent is earmarked for specialised housing types, such as accommodation for older people and refugees.
Drees & Sommer has been supporting the project since 2018 by providing comprehensive project management, procurement and quality assurance services. By the end of 2025, 46 residential buildings comprising around 600 residential units, as well as numerous social and infrastructure facilities, had already been completed. The final building works will be carried out by 2026, whilst the site development and outdoor works will be completed by 2027.
