Rohde & Schwarz has its corporate headquarters in Munich’s Werksviertel factory district and owns a significant portion of the site. Rather than creating an office-only district, the property company R&S Immobilienmanagement GmbH set itself the goal of developing the iCampus into a diverse urban district for living and working. The mixed-use i9 building (formerly the Plaza), which was completed at the end of 2019, is emblematic of this aspiration. Set around a green courtyard, it accommodates a shopping center, two hotels, an office building, and a health and fitness complex including a boulder hall. 

In addition to the iCampus projects i9, the iCube cooling center and the core renovation of ‘Building 11’ on the R&S factory site, construction projects include i5, i6 and i7 (formerly ALPHA, BETA and GAMMA), and the renovation of the old RHENANIA Villa (now i1) and the adjacent new buildings i2 and i3.

The uniformly designed new office buildings i5, i6 and i7 are designed to create a vibrant atmosphere. Loft offices with a ceiling height of 4 m are being built with a total floor area of approx. 40,000 m². The leased units will feature recessed balconies, and each of the buildings will have a large roof-top terrace. 

i2 and i3 and the heritage-protected Villa i1, which dates back to the 1920s, form the main entrance to the iCampus. The historic building has been integrated into the planning of the new complex and will undergo state-of-the-art renovation. Office and commercial space is planned on the total floor area of 19,700 m².
