A former administrative building dating back to 1961 has made way for a prestigious brand-new development. Kreissparkasse Böblingen has replaced its existing building in Leonberg’s city center with a modern regional headquarters with an entire floor dedicated to customer advisory services. In addition, the approximately 7,500-square-meter site accommodates 71 apartments in four residential buildings, some of which are designated as affordable housing.

The initiative for this comprehensive development was in response to a new zoning plan and the consolidation of the property while working closely with the City of Leonberg.

From Planning Approval to a Future-Ready Banking Headquarters

We supported Kreissparkasse Böblingen from the initial concept and planning stages through project completion. Our team secured planning approval and helped consolidate the site, creating a highly functional development area. Despite extensive political discussions, the project remained on schedule. Our experts managed project schedules within the complex framework of zoning procedures, permitting, tendering, and procurement. During the project, the delivery model was changed from a general contractor approach to multiple trade contracts in response to the war in Ukraine. Even with this significant shift, construction continued without disruption.

A series of workshops with representatives from multiple banking departments helped refine the building requirements, resulting in a regional headquarters designed to maximize functionality. In addition to a customer service hall and approximately 50 workstations, the new headquarters includes flexible event space. Through disciplined cost and procurement management, we helped keep the project within the budget established early in the planning process.

The result is a future-ready banking headquarters and office building that strengthens Kreissparkasse Böblingen’s presence in Leonberg for the long term.
