A brownfield site transformed into a state-of-the-art manufacturing facility and laboratory specializing in cell and gene therapy, designed to meet regulatory requirements

Miltenyi Biotec is a leading manufacturer in the cell and gene therapy industry, operating in a rapidly growing and highly specialized market. The company serves over 6,000 customers worldwide, employs approximately 4,500 people, and offers a portfolio of over 19,000 products. To make advanced therapies more accessible to patients faster and more cost-effectively, Miltenyi Biotec is expanding its existing campus in Cologne.  The brownfield site was previously used for manufacturing and packaging operations. Once complete, the “Cologne Clinical Products Miltenyi Biotec” (CPMB) facility will provide new office space, upgraded technical infrastructure, and dedicated production areas for clinical-grade reagents, supporting the company’s expanding clinical operations. 

Elements of the existing brownfield building and structure will be restored and repurposed. To meet Good Manufacturing Practice (GMP) regulatory requirements, the facility is being upgraded with digital infrastructure and state-of-the-art technology. The design includes clearly defined cleanroom classifications for sterile production processes, along with controlled personnel and material flows to maintain compliance and operational efficiency. A decentralized energy system incorporates both high- and ultra-high-temperature heat pumps is expected to significantly reduce both CO₂ emissions and overall energy consumption.
