The existing premises of the Dutch Association of Property Agents and Valuers NVM were so outdated that refurbishment was not a suitable option. In Utrecht, on the Papendorp industrial estate, a plot was found that was suitable for a new head office, matching the wishes and requirements of NVM.

The new building was completed within 13 months, including furnishing, which is unprecedentedly fast for a property of this kind. NVM's new headquarters has more than 5,200 square meters of floor space spread over four floors for 135 workplaces and 140 parking spaces. It provides space for employees of NVM office, NVM Holding and the Academy of Property.

On behalf of NVM, Drees & Sommer was closely involved in commissioning the contractor. During the preparation and implementation of the new construction, the team from Drees & Sommer provided project management and quality assurance on behalf of NVM.

NVM does what it says: at its headquarters in Utrecht, the focus is on flexibility and sustainability. For example, the third and fourth floors of the new building are standard office floors, which are partially divisible. The installations are also adjusted to this flexibility. The new office is also suitable for hybrid working: there is room in the office for all office workers. There are connected desks, call boxes, quiet workplaces, landing areas, and meeting rooms with all the connections and facilities to collaborate online. The 256-square-foot glass atrium in the center of the building invites interaction. It is an ideal meeting space with a professional kitchen where NVM members can meet and courses are organized. 

The building is a textbook example of a modern, well-installed, sustainable building. Sustainability was considered in all material choices, and recyclable materials have been used in the interior. The building is cooled and heated entirely electrically with heat pumps and climate ceilings. The PV panels on the roof provide much of the power needed for this. Acoustics, climate, and light were also used to create a healthy working environment and a comfortable working climate. All office spaces meet climate class A, creating a very pleasant indoor climate.
