Research on subsoil and existing buildings

Even early during the acquisition phase, we provide reliable information on subsoil and groundwater conditions, contamination, and existing buildings – so that you know before purchase how suitable the property is for your project. This often allows a range of decisions to be made at this early stage, for example on the number of basement levels and the type of foundation.

Subsoil report and contamination detection

We prepare the geotechnical reports, calculations and environmental assessments required for excavation and foundation planning, and provide initial cost estimates. Our experience is your added value, as we take the next project phases into account during the preparation of the expert reports.

Geothermal

We advise on geothermal issues, prepare the relevant expert reports and applications, and supervise the execution of thermal response tests and subsequent construction work. As a general civil engineering service provider, we always maintain our focus on the overall construction project: We are experts on interfaces between excavation and foundation work and the construction of geothermal plants.

Risk management and consulting

We advise you on any risks posed by a building site and existing buildings – from the beginning of the project right through to the end. We undertake construction risk management for insurance companies and support them with advice.

Demolition application

We prepare the demolition application and manage the necessary planning services and contamination tests. Thanks to our construction experience, at this stage we are already considering the subsequent logistics timeline and the required site and construction equipment.

Invitation to tender and contract award

We prepare the necessary invitations to tender taking the necessary contaminant remediation measures into account. We also conduct technical and commercial contract negotiations to define the construction specification before the contract is concluded.

Demolition monitoring

Acting as client representative, we monitor costs and schedule, as well as the technology used for the demolition work. If required, our services extend beyond HOAI service phase 8, for example to include disposal management services.

Excavation planning

We have extensive experience in the planning and execution of complex excavations. This helps us to minimize risks and develop cost-efficient solutions for the excavation process.

Carbon footprint / sustainability

We calculate the carbon emissions from the excavation and foundation work. The wide range of pit-lining and foundation techniques offers various ways to reduce carbon emissions. Thanks to our expertise as a general civil engineering service provider, we can thus ensure both the cost efficiency and the sustainability of the project.

Applications under water law

We prepare the necessary applications for excavation, lowering of groundwater, and the discharge of pumped water.

Invitation to tender and contract award

We quickly identify any inconsistencies and/or omissions in third-party reports and plans, as we also provide the geotechnical and specialist foundation engineering services ourselves. Our specialist team’s expertise comes into play as early as the tendering process for excavation, foundation and drainage work, and waste disposal management.

Thanks to our many years of construction experience, we are experts in the excavation and construction methods used and can thus interact as equals with the specialist civil engineering companies carrying out the work.

We conduct intensive technical and commercial award negotiations to arrive at an optimal specification for the construction task at the time the contract is concluded.

Flood protection

We develop flood protection concepts and appoint a flood protection officer to provide on-sitesupport.

Excavation management

Our construction support often goes beyond the scope of services of HOAI service phase 8. Our goal is to ensure, on behalf of the client, that excavation and foundation work are completed on schedule and within budget. Thanks to our many years of experience in this field, we are on an equal footing with the contractors.

Disposal management

We arrange professionaldisposal management, including the electronic waste verification procedure for hazardous waste (‘EAN’).
