ESG criteria in the real estate sector

REAL ESTATE SECTOR

The construction sector consumes more energy than any other in the EU. It is responsible for some 40 percent of energy consumption and 36 percent of CO2 emissions. So how can the construction sector get onto a path to zero emissions?

Requirements

  • The net primary energy demand of a new building must be at least ten percent below that required by the Nearly Zero Energy Building Standard (NZEB).​
  • The building must have an Energy Pass / Energy Performance Certificate indicating a primary energy requirement in kWh/m²a.​
  • Buildings >5,000 m²:​
    • Must have Blower Door Certificate and Building Envelope Thermal Insulation Certificate.​
    • Require calculation of a lifecycle assessment across all phases of the building’s lifecycle.​
  • Must disclose any defects and unresolved issues and communicate these to investors and customers.

Requirements

  • Fulfillment of the ‘Major Renovation’ requirements laid down in the EU Buildings Directive​
  • Compliance with cost-optimal levels for energy performance requirements​
  • The remediated building must save at least 30% primary energy compared to the building in its previous unremediated state​
  • Presentation of a valid Energy Pass before and after the remediation

Requirements

  • Application for planning approval before December 31, 2020: ​
    • Energy Efficiency class A, Thermal Insulation Certificate / Energy Consumption Certificate for the finished building
    • Alternatively: The building is in the top 15 percent in terms of energy efficiency​ (‘best-in-class approach’)
  • Application for planning approval after December 31, 2020: The requirements of the Nearly Zero Energy Building Standard (NZEB-10 percent) apply​
  • Additional requirement: Efficient building operation is required for large non-residential buildings with installed heating capacity <290 kW​
  • Climate change adaptation​
    • Reduction/minimization of substantial physical climate risks and acute or chronic climate-related risks
