Development of the Havelufer quarter (connected living environments, integrated urban district)
New living space on former industrial site – thanks to integrated project delivery (IPD) in just four years for development, planning, and construction.
A daycare center is standard in a new neighborhood. A daycare center in a former officers’ mess is not so common. Add a canoe rental service and a bouldering wall in the apartment, and you’ve got the Havelufer Quarter in Berlin-Spandau.
Upon completion, a total of 4,000 people are expected to live on the former Hertlein site in apartments of various sizes and furnishings – from one-room apartments to five-room apartments, part furnished or barrier-free. The district promises connected living environments and many communal areas, providing restaurants and co-working spaces. A neighborhood app supports residents in their daily lives and also serves as a digital neighborhood forum. The Havelufer Quarter covers much of its electricity needs through photovoltaics on the roofs.

Drees & Sommer supported PATRIZIA and KAURI CAB Development comprehensively and was responsible for all service phases as project manager and consultant.
In spite of its size, complexity, and construction starting during the coronavirus pandemic, all new buildings were completed within just four years. Integrated project delivery (IPD) played a key role in this success. This process originates from the Anglo-Saxon world. What’s special about it is that instead of the usual two-party contracts, the client, architect, planner, and contractor enter into a multi-party contract in an IPD project. They share the risks and use collaboration methods such as lean management and bonus-malus schemes. This results in a more efficient project process with fewer delays.
