Complex high-rise new build meets ambitious sustainability goals while delivering on cost and quality.

The “home office” brings the workplace into the home, but the OFFICEHOME concept brings the home into the workplace. Developer Pandion bridges these two worlds with its commercial buildings, combining custom, modern workspaces with a comfortable, home-like atmosphere. The Rise project embodies this vision perfectly in Düsseldorf’s Unterbilk district. This 17-story new build is on the former site of the iconic 1967 “Siemens-Wabe” building.

Seamless Management of a Complex High-rise Project

Drees & Sommer guided the client from the initial design through to final completion. An interdisciplinary team of up to 15 experts handled site supervision (HOAI Phase 8), ensuring strict adherence to budget, schedule, and quality standards. The firm also managed tendering and awarding (HOAI Phases 6 and 7), alongside MEP design, facade engineering, and building physics (HOAI Phases 3 to 5). The team maintained reliable, professional collaboration with all partners while successfully navigating the building's demanding structural engineering. Innovative digital tools like iTWO, LCMD, and structured defect management drove this results-oriented approach.

The project ultimately delivered a sustainable, funding-eligible office building that boasts impressive internal performance alongside its striking exterior. Rise features DGNB Gold certification, EU Taxonomy compliance, the BEG-55 standard for KfW certification, and a prestigious WiredScore award.
