PANDION Next, Düsseldorf

The project name NEXT reflects a vision of how we will live in the future. Developed by PANDION, this mixed-use residential community was built on the former Siemens site in Düsseldorf-Unterbilk, near the city's Media Harbour. Spanning seven five- and six-story residential buildings, the development includes owner-occupier apartments, subsidized housing for seniors, rent-controlled apartments, a day care center, and underground parking. NEXT is located directly adjacent to the newly completed OFFICEHOME Rise office tower. Together, the two developments form an integrated urban district that connects living and working environments while fostering a vibrant, multigenerational community.

Clear Guidance for a Complex Residential Development

We supported PANDION on both developments through multiple project phases, from tendering and procurement through construction supervision. Teams working on each development collaborated closely throughout the duration of the projects to ensure seamless coordination and efficient project delivery. In addition, the project required intensive coordination among all key stakeholders, including PANDION Real Estate, PANDION Asset, and Sahle Wohnungsbau. We successfully aligned technical requirements, project schedules, and interface management early in the process, helping to ensure smooth execution and a successful outcome. Another defining feature of the development was the construction of the basement levels using watertight reinforced concrete (WU construction), which presented significant technical challenges and required a high-level of engineering precision.
