Roche's new diagnostics innovation center, known internally as ‘LEAP’ (Laboratory Excellence Accelerator Penzberg), symbolizes the leap into a new era of laboratory work. The new building has been a landmark at the site since 2025 – a state-of-the-art research and office complex for the pharmaceutical and diagnostics manufacturer. The 33-meter-high smart building extends over seven floors. The combination of modular reinforced concrete construction for the laboratories and sustainable timber construction for the offices offers up to 1,000 workplaces. The flexible laboratory hub concept promotes collaboration, ensures efficient use of space, and supports process optimization.

Intelligent energy management and the use of existing energy and supply systems on site—such as a low-temperature network using waste heat or a photovoltaic system with a total electrical output of 130 kilowatts peak on the roof of the building—enable CO₂-free operation.

Project managed with construction management

Drees & Sommer managed the project for the client with construction management. In addition to project management, this included construction management in particular. The experts controlled and tracked the parallel planning and construction processes using a lean approach to scheduling.

Added value

  • Reduction of development time for key steps in test development by 30 percent through intelligent networking, fully automated processes, and state-of-the-art robotics
  • Improved building operation through the integration of highly efficient building technology
  • 70 percent reduction in energy consumption compared to previous laboratory generations
  • Increased energy efficiency through intelligent energy recovery

"The challenge for the entire team lay in the precise coordination of different types of contracts: from the general contractor in the office area to individual contracts with our own planning for the laboratories. Parallel planning and construction processes required a high level of technical expertise, collaborative commitment, and consistent coordination. We owe our success in mastering this complexity to our approximately 30 colleagues, all of whom were exceptionally motivated."
