What used to be the village square is now SÜDWINK – at least for the "Am Südpark" area in Munich's Obersendling district. This multifunctional neighborhood center serves as a hub for healthcare, offices, retail, and student housing, fulfilling a central role in providing services and fostering communication. Additionally, it features an underground parking garage with approximately 300 spaces and direct subway access, connecting to the city center in just 15 minutes.

The key question for the Drees & Sommer team was how the 2018-built property performs in terms of sustainability during ongoing operations. Sustainability experts evaluated SÜDWINK as part of the DGNB certification for buildings in operation (GiB), focusing on ecological, social, and governance (ESG) qualities. The goal was to highlight how resource-efficient and user-oriented the property already is and identify areas for improvement.

Making Sustainability Transparent

Drees & Sommer managed the DGNB GiB certification and worked with the client to define project-specific targets. The team supported the first year of operation, analyzed environmental risks at the site, and developed a climate protection roadmap for future operations. Close, practical collaboration with the owner and property management enabled the identification of optimization potential and its translation into actionable measures. The result was a clear overview of the status quo and concrete steps for the long-term sustainable development of the neighborhood center. For example, the building management aims to reduce CO₂ emissions by 50% by 2050, leveraging photovoltaics, green electricity, and continuous energy consumption analysis. By 2030, drinking water consumption is set to decrease by 20% through rainwater cisterns, water-saving fixtures, and optimized operations. Consistent waste separation, monitoring, and user education are also expected to increase recycling rates and reduce residual waste.
