Charging in Multi-Family Housing

Secure Your Share of the €500M Federal Subsidy for Residential Real Estate

Electric vehicles are becoming the norm, but many multi-family buildings are not yet ready. Demand for charging infrastructure at underground garages, outside buildings, and at neighborhood hubs is growing rapidly. However, the technical, legal, and organizational requirements are highly complex. Combined with limited grid capacities, these challenges demand strategic, forward-looking investment decisions.

With the new "Charging in Multi-Family Housing" funding package, the federal government is now providing up to €500 million to sustainably electrify parking spaces in rental and homeowners' association (WEG) properties.

This gives rental properties and WEG portfolios the opportunity to significantly reduce investment costs and align their buildings with the future of electric mobility. At the same time, landlords and owners in particular face the challenge of planning and implementing charging infrastructure so that it is scalable and compliant with funding requirements – while avoiding future retrofits, additional costs, or poor investment decisions.

Key Points of the Funding

  • Eligible applicants

     

     

    • Homeowners' associations (WEGs)
    • Small and medium-sized enterprises (SMEs) and private owners of residential rental property
    • Housing associations and real estate companies with larger housing portfolios
       

     

  • Funding eligibility (amongst others)

     

     

    • Charging points / wall boxes (AC, up to a maximum of 22 kW)
    • Pre-wiring and electrical preparation
    • Grid connection and technical building upgrades
    • Construction measures related to charging infrastructure
       

     

  • Funding Amount (per parking space)

     

     

    • Up to €1,300 for preparation without a wall box
    • Up to €1,500 with a wall box
    • Up to €2,000 for bidirectional charging
       

     

  • General Conditions

     

     

    • At least 6 parking spaces per building
    • At least 20 percent of the parking spaces must be pre-wired
    • Funding period: April 15, 2026 to Fall 2026 (depending on the target group)
