A commute that's just a few steps long – without any rush hour or commuting stress? The Heidelberg Municipal Real Estate and Housing Association (GGH) is making this dream come true for employees of Heidelberg University Hospital. In just 15 months, they have constructed five buildings with 99 barrier-free, energy-efficient apartments. The 1- to 3-room apartments are located in the immediate vicinity of the university hospital in the Wieblingen district.

They combine climate-friendly construction with social standards, fair rents, and flexible living models. This gives the once conservative concept of employee housing a fresh new look and makes the university hospital an attractive employer.

Award-winning and forward-looking: efficient housing construction with impact

Drees & Sommer supervised the construction project and focused on integrated construction processes and holistic construction management. Thanks to precise and efficient workflows, the team reliably met cost and schedule targets and increased the quality of the project. With recycled concrete and wood as the main building materials, the residential buildings are not only socially and functionally impressive, but also aesthetically pleasing and sustainable. In addition, the project was awarded the 22nd DW Future Prize in June 2025.

Added value

  • Affordable housing created for employees of the University Medical Center
  • Actively contributed to securing skilled workers for the city of Heidelberg
  • Users closely involved in the planning process
  • Cost and schedule reliability maximized and efficiently maintained
  • Sustainability established as standard in the project
  • Social and sustainable housing enabled under municipal sponsorship

Individual services

  • Integrated construction management Cost group 200–500
  • LBO construction management (Baden-Württemberg State Building Code)
  • Property supervision

A moving project that, with its modular construction — both in terms of manufacturing and subsequent dismantling — sends a strong signal about sustainability and responsibility toward future generations.
