A brownfield is a previously developed plot of land, with or without existing structures, where redevelopment is complicated by obsolete buildings, hazardous materials, or other environmental contamination. Unlocking the site's potential thus requires material or intangible investments. However, these sites are usually connected to infrastructure and often come with existing zoning and planning rights.
